Last week we held our latest gathering for Income For Life members.

We had just gotten used to our regular location in Oakville but because of the growth of these events we had to move to a new venue.

This caused a couple challenges with lighting and sound that were unexpected, but we battled through :-)

It is always great to be in a room full of action takers. In fact, we did a bit of number crunching before the event and our eyes bulged at something we discovered.

As a group Income For Life members are collecting about $211,250 per month is passive income.

Not bad right?

But to top it off we have all reached this goal in only 24 months.

And gaining momentum is the hardest thing, once you have it, opportunities start tracking you down.

See what I mean when I say being in a room of action takers is fun?

One of the new things in store for us as a group in 2009 is multi unit residential investing, think apartment buildings.

As any good investor knows when you are looking at moving forward with an opportunity you need to do some due diligence.

That is why we invited, and were happy to have Derek Lobo (President and CEO of Rock Apartment Advisors) join us to discuss some of the investment fundamentals around apartments. The information Derek covered was very valuable when looking to analyze a deal.

I saw people feverishly taking notes trying to write down every word. I've been there, my hand never seems to keep up.

Derek shed some light on how current economic times can change the type of buildings you may be looking for. And he caught everyone off guard with some real eye opening numbers around the rental populations in different Canadian cities.

We always try to spice up meetings like this with something. last time we had everyone take a picture with our mascot, Gene Simmons (more on why we chose him another time, but there are great business lessons to be taken from his experiences).

This time we thought we would help someone start living there Rock Star life right now. So we decided to give away a cruise to someone in attendance.

Why not, right?

We all deserve a getaway, and what better way to live your life on your terms than a trip to another part of the world.

After a few draws for some warm up prizes the big moment came.

Out came David Redding's name!

I think you can tell from the smile was quite happy.

We could tell David got the big picture when he shouted, "I'm living my Rock Star life" as we took the picture.

David also has a secret mission on this cruise. We can share the details with you if he returns successful. Stay Tuned!

We try to pack as much information into these events as possible and the feedback we got was that we did just that again.

Actually, some feedback was that is was a bit too much!!

I should admit something.

These events are a lot of work. It is truly a production. And for anyone that was there and saw my best Rocky impersonation (minus the fall) on Income For Life TV, you know what we mean :-)

But, we love it. The chance to connect with all the people we have been working with is great. We get to share successes, challenges, and upcoming goals.

It really is the Income For Life members that make it great and worthwhile.

There are some big things in store for all of us in 2009. It is going to be a fun ride.

That $211,250 in monthly cash flow is going to be increased again.

And it will lead to all of us living our lives, our way!

- Went on a private, VIP investment property tour in north St. Louis
- Spoke at a U.S. investing event
- Developed a great new relationship with a "short sale" specialist
- Filmed some footage for the next episode of Income for Life TV!
- And got great insight into how U.S. investors are acquiring and profiting in the "new" environment

Yes, unbelievably that was our first half day!

We were locked up in a conference room from 8AM to 9PM for the next two days. We both were started to feel like we had been run over by a bus.

Then Saturday came.......

A friend at home was getting married so as any good friend would do (well, maybe) I decided to fly back for the wedding.

I flew back to Toronto Saturday afternoon and raced to the reception in the banquet hall capital of the world, Vaughn, ON. I should admit that one of the bonuses was that my wife was extremely happy to have a date for the wedding. :-)

But now what? I was in Toronto and I had unfinished business in St. Louis?

You got it, my flight left at 6:20 AM the next morning. I had to get back to St. Louis so I could trap myself in a conference room for the next two days.

We finally returned home for good on returned Tuesday morning at 1 AM from out trip to St. Louis.

Whew!! Time to take a bit of time to recover right?

Nope

We have 128 investors registered for our next Income For Life Member Only Event. The planning has to be finished to make it the best one ever.

We always want to raise the bar, and we think this could be the best one yet.

So in less than a week I was on 8 different planes with 5 different airlines.

I was very happy I could make it back for Mike's wedding but I may have found a new goal to strive for along the way.

A Rock Star jet!

- Nick Karadza

P.S. I hope you are not missing out on the event tonight. If you are, you can go here to apply online.

In fact, the first three people we asked didn’t seem to care about the election at all. Can you believe it?

Even at the airport, no one was reading the paper to see any election updates or stories.

We spent some time with a friend in St Louis looking at some of the investments he has on the go in this ‘terrible’ American market. Looking at the numbers behind his investments I can tell you that he is taking advantage of the opportunities in front of him.

Congratulations Matt, nothing can stop you.

We will be sharing a lot of these details next week at our next Members Only income For Life Meeting. There is no better way to learn that from people actually ‘on the streets’ getting things done.

Flying tends to knock me on my butt so I was exhausted and headed back to the hotel……BIG MISTAKE!!

Tom grabbed a Rock Star drink (you can’t be surprised that we drink that brand!) to keep him going and headed off to a local investment chapter.

He ended up meeting and building a good relationship with one of the top US Short Sale experts. Ouch!!

When I found that out I was wishing I had made it, but I can tell you my body was very happy this morning with the extra sleep.

When you jam pack your schedule it is amazing what you can get done.

I can’t wait to share all this insight with the investors in Toronto.

It might sound corny, but it excites me. I love seeing new opportunities for us as a group. We are building wealth together no matter what the masses are doing.

There are definitely fun times ahead!

It's the latest installment of the social networking craze and it really answers one question. What are you doing?

Often when we speak with friends over the phone we ask what they are doing, right?

We want to see if that task has any relevance or interest to us.

Twitter takes away all the bells and whistles of My Space and Facebook and just boils it down to answering that question.

It is actually kinda cool!

And it is very interesting to see what like minded people are doing, sometimes it can even be a kick in the pants.

Check out Tom's Twitter page and you can see that he got up at 3 AM today......now do you understand how he gets so much done?

We are heading to St. Louis next week to meet with some Big Thinkers. But as usual while we are down there we will be trying to fit in as many things as we can.

We have already lined up a tour of some short sale real estate investments in the area. A friend of ours is doing an incredible job of turning the US market downturn into a money making time for him.

He is making his own reality!

If you want to see how he is doing this in real time you can follow us on Twitter and we will keep you in the loop.

You can follow me and help give me advice for my cold at http://twitter.com/nickkaradza

Or see if Tom keeps getting up at 3 AM here http://twitter.com/tomkaradza

So if you want to 'spy' on us and see what we are up to Twitter is the perfect tool.

(You should see Tom's slapshot with one of those new composite sticks, that is the best part of the whole game)

This crushing character to the left is our logo. From my understanding someone that had done some work at Marvel Comics designed it for us. It shows doesn't it?

An interesting thing happened at this weeks game, other than us winning :-)

It was the second period when we took a three goal lead. Almost instantaneously you could see the energy in the other team was different. They were skating slower, had less drive, and became more unorganized.

Overall, you could tell they had given up.

Then, in the third period I passed the puck up from our blue line to our player, who was already beyond centre, close to the other team's blue line. He skated in on a breakaway and scored.

If it wasn't for my great pass it would have never happend........I'm just kidding.

So we just scored and the other team starts complaining that our forward had not skated back and that during a game in which we were ahead by a few goals that is wrong.

I must admit, I was confused.

How is continually trying your best wrong? In what capacity is not giving up and making the most of an opportunity wrong?

I couldn't figure it out.

And then it dawned on me, this is exactly what happens in the world every day.

People get down a bit and automatically give up instead of trying to fight to get back into the game.

They also knock companies or people for continuing to make profits.

Let's take a step back. Isn't this 'real world' we live in just one big game?

The consequences are higher because it is your life, but the situations are the same aren't they?

If you are behind in the game, make adjustments and come out harder for the next period. Nothing is predefined, you can make a comeback.

I've gotten hammered by the recent market down turn (about 25%) of my portfolio but that is part of the game. Nothing is guaranteed. I have to make adjustments and come back, and I will.

And there is no way that I am going to sit back and compain about the people that are busting their butt to get themselves ahead, as long as it is ethical, of course.

Listen, you make your own reality! If you choose for it to be aligned with the negative headlines you see. That is what your life will be.

But I guarantee you there is opportunity for you every day you awake no matter what state the finance industry is in. Make the most of that opportunity and you have created your own reality.

Hey, I have news you might want to hear.

Others are doing it!

Don't sit back being envious and complain like a school child, get out there and make your comeback.

Lose the sense of entitlement and create, your life, your way.

Most of us have heard the start of a race on TV. It is an exciting moment. But when you are waiting on Pit Lane ready to get into a 600 HP NASCAR race machine there is a whole new level of anticipation.

Tom and I had this experience last week when we were in Orlando on business (you can always slip in something fun!).

Here we are with some pre race pictures.

After these pictures they started up the ROARING engines.

Immediately your heart starts racing and the adrenalin starts to flow through your body. I wasn't sure if I was excited or nervous at first.

I was moments away from getting to drive a real NASCAR race car. It was surreal!

But when I saw the hood of the car open and what lay beneath, I definitely knew it was excitement.

And then........the rain came. The track was immediately shut down so no one would slide into the thick concrete wall surrounding the track.

"OH NO! Our flight is in a few hours" I thought.

But we weren't going anywhere. There were definitely thoughts of calling the airport to start arranging another flight.

So we continued our wait and I started to talk a big game about how fast I was going to go, how tight I would be taking corners, and even told them to start engraving a trophy for me in advanced. I could see the friends we were there with (who were also part of the mastermind meetings we were there for) had just about heard enough, when the rain stopped and we found out that we could just squeeze our drive in, if the Florida heat dried the track in time.

And it did. Tom was the first up.

Can you tell he was excited? You betcha!!

It was a blast. We raced around the track reaching speeds just over 120 MPH and taking corners not much slower.

After getting a feel for the car we could tell that we were barely scratching the surface of what it could do.

But since it was our first time driving, we were more than happy to stay away from the wall.

And what happened to me?

Well I had some really good lap times and a fast top speed but I didn't live up to all the talking I was doing. So I think this picture describes my driving best.

But there is always next time!!! :-)

And I hope everyone can make it again. I feel fortunate to be part of such a great mastermind group. Napoleon Hill always spoke about the power of the mastermind and I have seen it first hand.

No matter what business you are in having a group of peers to brainstorm new ideas and ways to blast through roadblocks is a key to success. If you don't have a group of like minded peers go out there and find one.

It will be the difference between riding the tortoise and racing NASCAR!

Remember your Rock Star Life, it's your life, live it your way!

Tom and I returned late last night from some meetings in Florida.

It was definitely eye opening to see and hear what is going on with the US economy from the front lines. I had trouble believing the amount of negative amortization loans that some people had seen in the past.

For anyone that needs to understand why the Canadian mortgage industry is not in the same shape as the US one, this is a perfect example.

Some people seeking out a mortgage before the financial crisis hit the US would sign on to a mortgage a an unbelievably low teaser rate. Let's use 1 % as an example, even thought the lending rate at the time was 5%.

So what happens to the other 4% as each month passes?

It gets added on to the principle of the mortgage! So in reality your mortgage gets LARGER instead of smaller!

This continues until the principal owing on your mortgage is anywhere from 110% to 115% of what you originally borrowed. At which time the rate will jump up to 5%. (There are other details in each specific case but this is a broad example to give you an idea of how such things were working)

How does that sound for a mortgage? Are you interested?

I certainly hope not.

People got away from the basic fundamentals of real estate, one being that large negative cash flow is a bad thing no matter which way you look at it. And that applies to your own home or an investment property.

There were a lot of other eye opening lessons we learned from our meetings. There is no better way to get an understanding of the situation than being 'on the streets'. We will be sharing all of these with our Income For Life members.

But it wasn't all work. We did manage to make time to drive 600 HP NASCAR race cars. Yup, you read that right?

I have some pictures to share with you once I catch up on the backlog of things on the 'To Do' list.

But in the meantime I found an insightful article from the National Post. You can find it here http://www.nationalpost.com/news/story.html?id=868856 and I have also pasted it below.

You may agree or disagree with the author's opinion. But Canada is one of the few countries that are still expecting growth throughout this year and next.

Maybe all the regulatory hoops we had to jump through to get a mortgage on this side of the border weren't so bad after all.

- Nick Karadza

P.S. I have removed a small portion of the article that deals directly with the politics of the upcomng election (this is not a political blog). If you are intrested in the political portion please visit the link above.

We don't give ourselves credit
Canadians should be proud of financial stability
Kelly McParland, National Post
Published: 10/9/2008 12:00:00 AM

If ever there was an innately Canadian response to a crisis, the national reaction to the credit crunch must be it.

Thus far Canada appears to be in better shape than other Western economies caught up in the backwash of the U. S. meltdown. Far from taking comfort from the fact -- perhaps even exhibiting a little national pride -- Canadians seem intent on punishing the government for not being panicked enough. Look at what's going on elsewhere:

The United States itself has all but nationalized much of its mortgage market, crafted a bailout of mammoth proportions, watched the financial titans of Wall Street crumble and a string of banks collapse or be swallowed by competitors. Britain yesterday launched a partial nationalization of its banking sector; Spain created an $80-billion bailout fund; European finance ministers tried (and failed) to organize a co-ordinated response; France imposed restrictions on executive pay; and Iceland, facing bankrupcty, pleaded with Russia for an emergency loan.

Compare that with Canada. There is no talk of a banking bailout, and no suggestion one is needed. Canadian banks say they remain well capitalized, and -- as reported in yesterday's Financial Post -- have been approached by the U. S. Federal Reserve to help in its rescue operations.

It is highly unlikely any Canadian bank will go under. There is no prospect of nationalization -- even Jack Layton and his NDP haven't suggested such a thing.

Far from facing ruin, Canada's banks are seeking out bargains in the United States, hoping to use the crisis to expand their own operations south of the border.

On Monday, the Bank of Nova Scotia took advantage of a bargain closer to home, spending $2.3-billion to buy a big chunk of CI Financial Income Fund, one of the country's biggest mutual fund firms.

There is no real estate crisis, no subprime mess, none of the Bay Street bigwigs has gone out of business.

This is not to suggest Canada is Happyland and the future is nothing but roses. There will be a hefty, and as yet incalculable, price to pay for the economic disaster in the United States. Americans may already be in a recession, and Canada can't hope to escape its effects. It could be long and painful, exacerbated by the spread of the contagion to Europe and Asia, and the apparent inability of legislators in any of those regions to get a grip on it. There could also be considerable fallout from the sharp decline in stock prices if the inevitable recovery is too long in coming.

But it is to say Canada appears to have made better preparations for these difficulties than most of our allies or colleagues in the G8. The purpose of regulatory systems and backup plans is to prevent a crisis from becoming a disaster, and Canada's appear to be working.

On Tuesday, the International Monetary Fund projected Canada will lead industrialized countries in economic growth next year, though at a paltry 1.2%. Royal Bank of Canada agrees, reporting that Canada's economy "remains firm" and projecting growth of 0.9% this year and 1.5% next year. Canada remains in surplus and all the federal parties say they can keep it that way.

It would seem logical that we would signal an appreciation of that by seeking to continue along the same lines. But instead, Ottawa is being assailed by charges the status quo isn't good enough, that what we need is a grand plan, some kind of rescue mission, mainly -- it appears -- because everyone else has one.

(political portion of article removed)

It's very Canadian: We can't accept that we've done a better job at staving off disaster than other countries have. Maybe we've been a little bit smarter, a little bit better prepared. Nah, couldn't be. If they're in crisis, we must be in one, too. Give us a bailout now -- we'll figure out what to do with it later.

I wish you could have seen all our faces when we received a special visit this week.

Can you guess which person in the picture caught us off guard?

We were just wrapping up a meeting, in which we discussed how our clients are now enjoying over $203 000 of passive income each and every month, and we patted ourselves on the back for generating that in about 20 months.

Yes, I am 'tootin' our own horn here a bit, but one of the keys to success is celebrating your accomplishments and that is a BIG one.

OK back to the story....we were just about to walk out of the room when this sneaky smile came across Leslie's (far right in the picture) face.

She reached under the table and suddenly we hear music......."I Want to Rock and Roll All Night" by Kiss to be exact.

And then bursting through the doors comes Paul Stanley, or at least we thought so until we realized it was Maria, who is an Income For Life member. But the wig and complete face makeup looked amazing.

She came prepared with microphones and instruments which caused us all to start role playing and singing along with the song.

Who needs the Rock Band video game when you can do it on a whim?!

It turned into an all out celebration with cake and champagne to top it off.

It is moments like this that we dreamed of when starting Rock Star Real Estate. We need to celebrate and add some energy into the pursuit of our goals, EVERYDAY!!

We are lucky to be able to work with people like Maria as she 'gets it'. She is able to look back at the big picture and inject some energy into the room, or in her case the entire community. It is definitely a talent and that is her Rock Star Life, she is living it her way.

What's yours?

Your life, Your way!

Well, I am back from my trip abroad and it was definitely an ADVENTURE.

The difference between the Greek Islands and Cairo, Egypt were huge. Seeing a country that is so culturally different to ours changes your perspective on so much.

There are so many stories but as my wife says 'You always relate everything back to business" so I let's talk about negotiating for a camel.

By the way, I don't totally agree with my wife about relating things back to business. But I do tend to always look for life lessons in many of the things I experience.....hey, I can't help it!

OK take a look at this camel.

How could I resist the opportunity to have a this camel take me through the desert to see the Pyramids?

Uh oh, here comes the hard part. The negotiation!

Actually, it is fun for me. But it can be difficult sometimes.

It always amazes me at the level of negotiators that I find when traveling. It is such a valuable skill that we don't spend any time on in our culture.

I have met grade school children that are better negotiators that some of the people I have done business with in the past. I am not knocking the business people, but because of many foreign cultures and economies, negotiation skills are the most important thing you can posses (and everyone does!!)

Here is my counterpart in this transaction. In this picture he is on a cellphone.

Yes we were in the middle of the desert negotiating over a camel and out comes a cellphone! I guess I shouldn't have been surprised but I was.

This turned out to be a long transaction so I won't be able to get into all the details, but there were three specific things that he did which really surprised me.

First, there was an up sell. I was presented with different levels of camels, rides, and tours. This is something that many big companies have trouble grasping. But this gentlemen realized that he can get more money out of each ride by offering premium options. Very Smart!

Second, he walked away at one point! That was new to me. Usually I am the one to walk away trying to create a sense of urgency. But he used some take away selling techniques.

We were going back and forth with offers and he decided to let me know that he didn't think it would work and wished me a good day and turned away with the camel! This is a good tactic. Most salespeople have serious trouble doing this because they think they just ended the sale.

But the natural human reaction when something is pulled away is to reach out for it. Usually you want it more now! It was the first time I had ever been in flea market type negotiations and had someone do that.

I may be giving him too much credit, but I truly think he knew what he was doing.

Third, he gave me a FREE BONUS. How many times have we been made this type of offer for magazine subscriptions, or at retail stores. ("But this thingy and get this other thingy Free")

He offered me a free taxi back to our hotel after the ride. It really made it appealing to me it wasn't a little statue it was something that I absolutely needed.

To be fair, the things that he did were only brought up after I was a bit hard headed on my end of things but hey, it paid off!

For the record, I ended up taking the top option that he offered because after all this I really liked the guy and the extra 7 Canadian dollars will probably benefit him much more that it would me.

And after all this, was I happy with my new favorite animal. Absolutely!

And look at the amazing things he took me to see!

So in this day alone I was able to knock off two things that I had always dreamed of doing; Riding a camel, and visiting the pyramids.

Plus I was able to play my favorite sport, Negotiating!

I couldn't ask for more.

- Nick Karadza
